When you’re selling your home, you want to list it for as much money as possible. There’s so much you can do to spruce up your space and really boost the sales value. But it’s important to know which investments pay off and which ones might not be worth it.
When it comes to carpets, many sellers opt to replace them before potential buyers step inside. While this makes sense in certain situations (especially if the carpet is damaged beyond repair), we don’t recommend it as a general rule. More often, professional carpet cleaning is much more cost-effective and practical for real estate sales. Here’s why.
If you’re going to replace the carpeting, you’ll need to do more than just make the investment. You’ll also have to pick a new style and color without knowing what your buyer wants. It’s like ordering a meal for a stranger when you know nothing about the person’s taste buds. Imagine spending thousands of dollars on new carpeting and then hearing from a prospective buyer that they love everything about the house except the carpeting. Cue the sad violin music!
With more and more millennials buying homes, it’s important to note that this demographic doesn’t place a high price on new carpeting. In fact, according to Realtor.com, new carpeting is listed as one of the five home upgrades that is not a priority for millennials. They prefer bare floors complemented with statement rugs.
Another major factor to consider is the correlation between millennials and pets. Millennials adore their furry friends—and carpeting makes it more difficult to remove urine stains, pet odors and pet hair. So, while you think you’re taking the right steps by installing new carpeting, you actually can be turning potential buyers away.
With this in mind, what’s a home seller to do? Unless the carpeting is truly unsalvageable, we’ll always recommend carpet cleaning over replacement. Not only is it much more affordable, but it’s also a safer bet. You don’t know what the buyer is going to end up doing with the floor. But what you do know is that clean carpeting always trumps dirty and stained carpeting. Even if buyers have no intention of keeping the carpeting, it certainly will shape their overall impression of the home. After all, if the carpeting is worn and run-down, what else could be wrong with the home? The carpeting sets the scene for every room and needs to be treated as a top priority during the selling process.
